Notarial handover of property or goods
It's the act in which the notary travels to the site and certifies the physical handover of a property or goods: identifies who delivers and who receives, describes the condition, and records keys and inventory. It heads off the classic later dispute over the condition things were handed over in.

How you pay: You pay once, when we start. In dollars, in bolívares at the official BCV exchange rate, or with Cashea.
How is your investment calculated?
Your investment has three parts, which we always break down for you separately. Our base professional fee, from $90, for preparing and attending the handover
The official notary fee, a fixed amount for the act plus an amount per page; and since a detailed inventory usually goes with it here, it may run to several pages
The notary's travel to the site, an additional cost based on distance. Official amounts are paid in bolívares at the official exchange rate of the BCV (Central Bank of Venezuela) on the day of the act Your lawyer gives you the exact figure before you pay anything, no strings attached.
FAQ
What happens if I receive or hand over the property without recording its condition?
Afterward it's your word against theirs for every damage, every missing item and every key. The record with an inventory settles that fight before it starts.
Does it work for when a lease ends?
Yes, it's one of its main uses, to make clear what condition the property was returned in.
How much does it cost?
The professional fee, from $90, covers the coordination and the record; the official fee depends on the number of pages, and the notary's travel to the site is charged separately based on distance.
Does the notary decide who's right if there's damage?
No; the notary records the condition and doesn't assign blame. Appraisals are a different specialty.
Can an inventory be included?
Yes, and it's highly recommended.
About this procedure
Most disputes between landlord and tenant, or between buyer and seller, start at the moment of handover: one says they handed everything over in order, the other that they received damage or that things were missing. A physical handover before a notary shuts that door. The notary travels to the site on handover day and makes an authentic record of everything: who delivers, who receives, what condition the property or goods are in, which keys are handed over, what inventory there is. With that record, no one can later make up a different version of how things were handed over. It's used a great deal at the end of a lease, when selling a property, when delivering a finished construction project or when returning goods. We prepare the record and the list of what must be verified, arrange the notary's visit, go along, and hand you the record. Since the notary travels to the site, that trip is a separate cost that depends on the distance, and we tell you about it beforehand.
Legal framework and important notes
Ley de Registros y Notarías (Registries and Notaries Law) · Código Civil (Civil Code)
- Prepare the inventory or list of what's being handed over in advance. The more detailed it is, the better the record protects you
- The notary certifies the condition in which things are handed over and doesn't decide who's to blame for damage
- And remember that the notary's travel is a separate cost based on distance, which we give you in full before we start
We guarantee our service, not what the agency decides. If something depends on them, we tell you clearly and in time.
