Marginal note at the Real Estate Registry
We get the marginal note added to your document to reflect a later change or act, so the registry shows the property's current reality. So your paperwork says what's true today.

FAQ
What happens if a fact affecting the property isn't noted in the margin?
Third parties don't see it and do business blindly: a court, a bank or a buyer can later claim they never knew. The marginal note is what puts the world on notice.
What does a marginal note do at the registry?
It notes in the margin of the document a fact that affects it, so third parties are on notice.
How much does it cost?
The professional fee, from $120, covers preparing and handling the note; the registry fee is extra and low.
What facts get noted?
Court rulings, measures, changes in marital status or any act the law says must be reflected; we tell you if yours applies.
What do I need?
The document or the decision ordering the annotation; we review it for you first.
About this procedure
Your property's deed isn't a frozen snapshot: over time, things happen that must be reflected in it, a mortgage that was created or released, a measure that was lifted, a clarification deed (aclaratoria), a division, a change that affects the property's status. The way the registry links those later acts to the original document is the marginal note: an annotation in the margin of the entry that lets anyone who checks the document see the property's up-to-date reality at once, not just how it stood on the day it was recorded. When a marginal note that should be there is missing, the registry shows an old snapshot: for example, a mortgage you already paid off may still show as active. We identify which marginal note your case needs, handle the act that gives rise to it and its recording when applicable, and get the registry to add the note so your document reflects the property's real, current status. So your paperwork says what's true today, not years ago.
Legal framework and important notes
Ley de Registros y Notarías (Registries and Notaries Law) · Código Civil (Civil Code)
- The marginal note links later acts to the original entry so it reflects the property's current status; the registry fee per note is low, under SAREN's current fee schedule, and is paid in bolivars at the official rate of the day
- The act behind it may need its own recording
We guarantee our service, not what the agency decides. If something depends on them, we tell you clearly and in time.
