FAQ
What happens if I split or merge land without recording it?
The new lots don't exist legally: you can't sell them or build on them with a permit. The registry is what makes them real.
Can I split or merge lots?
Yes: we handle the subdivision or merger and its recording, based on what you need.
How much does it cost?
The professional fee, from $200, covers drafting, coordinating the document with what city hall requires and recording; the registry fee and obtaining the municipal permits are extra.
Do I need a municipal permit?
Usually, yes; we tell you exactly which one and align the document with what it requires. If you want us to obtain it for you, it's quoted separately.
Do I need new plans?
Yes, with the measurements of each resulting lot; we guide you on hiring a surveyor.
About this procedure
When you have a large piece of land and want to split it into several lots to sell or develop them separately, or the other way around, when you have several adjoining lots and it pays to merge them into one larger, more valuable lot, drawing lines on a map isn't enough: it has to be done with legal and registry backing so each resulting lot has its own legal identity and can be sold, mortgaged or developed independently. Subdivisions and mergers also involve municipal urban planning and catastro (municipal property records) rules, so the document has to be coordinated with what city hall and the registry require. Done right, this multiplies the value and possibilities of your land; done wrong, it leaves lots that can't be sold because legally they don't exist as such. We analyze your land and your goal, coordinate the required technical and municipal documents, draft the subdivision or merger document, and record it at the Registro Inmobiliario (Real Estate Registry) so each lot is legally defined and recorded. We reorganize your land to unlock its full potential.
Legal framework and important notes
Ley de Registros y Notarías (Registries and Notaries Law) · Código Civil (Civil Code) · Código de Procedimiento Civil (Code of Civil Procedure)
- A subdivision or merger requires technical and municipal documents (urban planning, catastro) in addition to the recorded document; the registry fee follows SAREN's current fee schedule and is paid in bolivars at the official rate of the day
- Each lot gets its own legal identity
We guarantee our service, not what the agency decides. If something depends on them, we tell you clearly and in time.
