Recording a document drafted elsewhere

Filed with the Real Estate Registry · SAREN

We take the document someone else already drafted to the registry: we review it, add the visado (a lawyer's sign-off, required before filing a document) and record it. So a document drafted elsewhere becomes binding and valid.

Requesting a quote doesn't commit you to anything

  1. You tell us about your case. It's free.
  2. We send you the price in writing, within 1 to 3 hours.
  3. You decide. If it works for you, we start. If not, you delete it with one click and pay nothing.

FAQ

What happens if I take my document to the registry without having it reviewed?

They bounce it back over any detail and you lose the appointment, the deadline and sometimes the deal. Reviewed and signed off beforehand, it gets through the first time.

Does a document drafted by another lawyer work?

Yes, we review it, sign it off and record it.

How much does it cost?

The professional fee, from $120, covers the review, the visado and recording; the official registry fee is separate, based on the value of the transaction.

What if the registry bounces it back?

We fix whatever is missing before filing; if they object to something later, we fix it at no additional professional fee.

What do I need?

The document, the parties' cédulas (Venezuelan national ID cards) and the property's supporting documents; we give you the exact list.

About this procedure

Sometimes you already have a property document in hand, drafted by another lawyer, a court or some authority, and all you need is to take it to the Registro Inmobiliario (Real Estate Registry) so it's recorded and takes effect against everyone. It sounds simple, but the registry has its demands: the document must meet requirements of form and substance, carry the visado of a lawyer registered with IPSA (Inpreabogado, the national lawyer registry) as the law requires, come with the right supporting documents and compliance certificates, and be filed through the proper channel; if something fails, they bounce it back and your trip is wasted. We take your outside document, go over it with a fine-tooth comb, correct or complete whatever is needed, add our visado and see it through until it's recorded at the registry, so the document you brought is finally binding, registered and fully valid. You bring the document; we make sure the registry accepts it and records it, with no headaches.
