Document visado (lawyer's sign-off)

Filed with the Real Estate Registry · SAREN

A lawyer reviews your document and signs off on it (visado) so the registry or the Notaría Pública (government notary office) accepts it. The lawyer's stamp the law requires; without it, your document doesn't go through.

FAQ

What happens if I file the document without a lawyer's visado?

The registry won't accept it: the law requires every document that's going to be recorded to carry a visado. It's the step no one can skip.

Why do I need the visado?

The law requires every document going to the registry to carry a lawyer's visado.

How much does it cost?

The professional fee, from $65, covers the thorough review and the visado; recording, if you want it, is quoted separately.

Do you really review the document?

Yes, thoroughly, and we warn you about errors before the registry finds them.

Do you also record it?

Yes, if you need it, we take it to the registry.

About this procedure

Venezuelan law is clear and allows no exceptions: every document filed with a registry or a notary office must be drafted and signed off (visado) by a lawyer registered with IPSA (the lawyers' welfare institute, which issues the Inpreabogado registration number) and licensed to practice. The visado is exactly that professional approval: the lawyer's signature and stamp certifying that the document is properly drafted and meets the legal requirements. Without that visado, however correct your document looks, the registry or the notary office simply won't accept it. It's a hurdle as common as it is frustrating: people show up with their document ready, drafted on their own or by someone they trust, and find out it's missing the visado. This service sorts that out fast: a lawyer reviews your document thoroughly, checks that it meets the form and substance the law requires, warns you about any risk or error before it's too late, and signs it off so you can file it without it being rejected. It's the small step that unlocks the whole procedure.
