FAQ
What happens if I paid off the mortgage and don't cancel it at the registry?
As far as everyone else is concerned, your property is still mortgaged: you can't sell it or pledge it as collateral again. The bank won't do it for you.
Why does the mortgage still show up if I already paid?
Because the cancellation still has to be recorded; that's exactly what this procedure does.
How much does it cost?
The professional fee, from $120, covers dealing with the bank, drafting and recording; the official registry fee is separate.
What do I need to cancel it?
The bank's release certificate; with it, we record the cancellation.
What if the bank no longer exists?
There's a route for that; we explain it based on your case.
About this procedure
A mortgage cancellation is the act that permanently removes the mortgage from the property's registry entry, leaving the registry record as clean as if the encumbrance had never existed. It's closely related to a mortgage release, but the focus here is the formal close and the removal of the lien from the registry books. That's key when the mortgage has already been extinguished, through payment, by agreement or even with the passage of time, but the entry is still there, tarnishing the property's history. A property with an old, uncanceled mortgage raises suspicion with any buyer and can sink a sale even if the debt died years ago. We check the status of the mortgage, gather the supporting documents that prove it was extinguished, draft the cancellation document and record it at the Registro Inmobiliario so the lien officially disappears from the entry. We leave your property's history spotless, with no ghosts to scare off a future buyer.

- The cancellation removes the lien from the registry entry once the mortgage is extinguished; it requires proof of extinguishment and is recorded at the registry
