About this procedure

The chain of title (tradición legal, also called tracto sucesivo) is the complete chain of owners a property has had over time: who sold it to whom, under which document, and so on going back. It matters a great deal because ownership passes down like a chain of links, and if even one of those links is broken, for example a sale done wrong, an inheritance that wasn't properly processed or a document that was never recorded, the whole chain is at risk and your purchase today could be challenged tomorrow by someone with a better claim. It's the analysis that reveals deeper title issues a simple lien certificate doesn't show. We rebuild the property's chain of title by reviewing the documents of prior transfers, check that each link is correct and recorded, and certify whether the property came down clean and without gaps to the current seller. It's the review that gives you peace of mind that you're buying a solid title, not one with a time bomb hidden in its past.
