Our fee: we do all the work for you.
The official registry fee. It goes straight to the agency, and we give you the exact amount, with its receipt, before you pay anything.

How is your investment calculated?

What goes to the government (SAREN, Venezuela's registries and notaries service), the official registry fee and the official forms that apply to the deed. For homes bought with government funds, the release goes through BANAVIH, with its own cost, which we itemize in your quote Your lawyer gives you the exact figure before you pay anything, no strings attached.
FAQ
What happens if I finished paying and don't release the mortgage?
You still show up as mortgaged: you can't sell or put the property up as collateral again, and the bank's payoff letter alone isn't enough.
Why is the mortgage still there if I finished paying?
Because the release still has to be recorded; that's exactly this procedure.
How much does it cost?
The professional fee, from $120, covers handling things with the bank, drafting and recording; the registry fee is extra.
What do I need to release it?
The bank's payoff letter; with it, we record the release.
How is this different from a mortgage cancellation?
In practice, both lead to the same result; we tell you which one your bank and your registry ask for.
About this procedure
This is one of the most common worries: you finished paying your loan, your home is truly yours, but when you request a record from the registry, the mortgage is still there, showing as if you still owed money. Until that mortgage is formally released and the release is recorded, you can't sell, you can't mortgage again and your property carries a ghost. The process has its steps: you have to get the creditor's or bank's certificate that the debt was paid off, and if the home was bought with government funds, the release goes through BANAVIH, with its own cost and its own deadline for taking it to the registry. A lot of people get tangled up or put it off, and then, when they want to sell, they run into the issue at the worst possible moment. We handle the entire release: we get the creditor's certificate, process it with BANAVIH if applicable, and record the release at the Real Estate Registry. At last your home is clean, free and ready for whatever you want to do with it.
Legal framework and important notes
Ley de Registros y Notarías (Registries and Notaries Law) · Código Civil (Civil Code) · Código de Procedimiento Civil (Code of Civil Procedure)
- It requires the creditor's certificate that the debt was paid off; if the home was bought with government funds, it goes through BANAVIH (with its own cost and a 30-day deadline to take the document to the registry)
- The release is recorded
