FAQ

What happens if I don't register what I built?

Legally, the construction doesn't exist: you can't sell it, mortgage it or leave it to your heirs, and in a dispute you lose what you invested. Registration gives your construction legal existence.

Why register the improvements?

Because if they aren't registered, legally it's as if the construction didn't exist.

How much does it cost?

The professional fee, from $150, covers drafting, the visado (a lawyer's sign-off, required before filing a document) and recording; the official registry fee is separate and is low for improvements.

Do I need a título supletorio first?

It's usually the prior step; we tell you whether your case requires it.

Does it work if the land isn't mine?

It covers the construction, not the land; we explain the scope.

About this procedure

Bienhechurías (improvements: buildings put up on land) are everything built or improved on a piece of land: the house, an addition, a commercial space, a water pump, any work that adds value. The catch is that if those improvements aren't registered, legally it's as if they didn't exist: you can't sell them separately, they don't count in an inheritance, they can't be used as collateral and they aren't reflected in the property's official value. Registering the improvements, usually based on a título supletorio (court-issued title for improvements) or whatever document fits your case, gives that construction legal existence and value. It's especially key when you built on land that's already yours, because then you can eventually merge land and improvements into a single, solid title document. We assess your situation, determine the right route for your case, prepare the paperwork and register them at the Registro Inmobiliario (Real Estate Registry), so what you built is finally on paper and adds to your property's real value. What you built with your own hands, now on the registry too.
