FAQ

What happens if the sale and the mortgage aren't recorded together and properly coordinated?

The bank doesn't release the money or the registry bounces the document, and the deal falls through with every deadline missed. Coordinating the bank and the registry is the heart of this procedure.

How is a purchase with a loan recorded?

We coordinate the sale-and-mortgage document with the bank and record it in a single act.

How much does it cost?

The professional fee, from $180, covers coordination with the bank, document review and recording; the official registry fee is separate: 2% for the sale plus the official fee for the mortgage, and we give you the exact calculation.

Is it safe to buy without checking?

No: we always recommend a prior registry review, and the bank will require it.

What do I need?

Title deed, compliance certificates, cédula catastral and the bank's approval; we gather everything for you.

About this procedure

When you buy a property with a bank loan, the transaction gets more complex because two acts happen at the same time in the same document: the sale between you and the seller, and the creation of the mortgage in favor of the bank lending you the money. The registry records both together, and the bank requires its document and its terms to be perfect, or it won't release the money. Any mismatch between what the bank asks for, what the registry requires and what the parties need can stall the disbursement and cost you the house. We coordinate that three-way dance: we review the bank's terms, align the purchase document with the creation of the mortgage, gather all the property's compliance certificates, and record everything at the registry so the loan is disbursed and the house ends up in your name, with the mortgage properly recorded. We take the stress of the most cumbersome procedure in a financed purchase off your shoulders.
