Our fee: we do all the work for you.
The official registry fee. It goes straight to the agency, and we give you the exact amount, with its receipt, before you pay anything.
How you pay: 50% when we start and 50% on delivery. In dollars, in bolívares at the official BCV exchange rate, or with Cashea.
How is your investment calculated?
Your investment has two clearly separate parts. What you pay us, professional fees, from $150, for handling and drafting the whole process from start to finish
What goes to the State (SAREN, Venezuela's registries and notaries service): by law, the registration fee is 2% of the property's value, plus another 1 per 1000 and the forms. That amount doesn't stay with the firm; it belongs to the registry and depends directly on your property's value The lawyer gives you the exact figure before you pay anything, no strings attached.
FAQ
What happens if we swap properties without recording the swap?
Each of you still owns what you handed over and occupies what isn't yours. Without recording, neither of you can sell, mortgage or leave to your heirs what you received.
How do you record the exchange of one property for another?
The swap is drafted and recorded like a double sale; we structure it.
How much does it cost?
The professional fee, from $150, covers drafting, the visado (a lawyer's sign-off, required before filing a document) and recording; the official registry fee is separate, 2% of the value, and we give you the exact figure for both sides.
Is it safe to swap without checking?
No. Both properties need a registry title review beforehand.
What if one property is worth more than the other?
The difference is agreed in cash and stated in the document.
About this procedure
A property swap (permuta) is the old barter system, applied to real estate: two parties exchange properties, sometimes with a cash payment that makes up for the one worth more. It's an elegant and widely used deal, for example to move to a new home without selling one and buying another separately. But legally it's as serious as a double sale: each property must be free of liens, with its compliance certificates up to date, and the document must state the values correctly, along with the difference if there is one, and protect both parties. The registry records the swap and charges its official registry fee on the values involved. We check that both properties are in order, draft the swap deed looking after our client's interests, gather all the compliance certificates, and record it at the Real Estate Registry so both owners end up with their new property legally registered. The smart trade, made surprise-proof.
Legal framework and important notes
Ley de Registros y Notarías (Registries and Notaries Law) · Código Civil (Civil Code)
- The swap is recorded as a double transfer of ownership; the official registry fee (2%) applies to the values involved
- Both properties need their compliance certificates and must be free of liens
We guarantee our service, not what the agency decides. If something depends on them, we tell you clearly and in time.
