What it costs and how to pay
There are two separate payments, and we want you to see them clearly.
Our fee: we do all the work for you.
The official registry fee. It goes straight to the agency, and we give you the exact amount, with its receipt, before you pay anything.
How you pay: 50% when we start and 50% on delivery. In dollars, in bolívares at the official BCV exchange rate, or with Cashea.
How is your investment calculated?
Your investment has two clearly separate parts. What you pay us, professional fees, from $150, for reviewing, signing off and recording the division from start to finish
What goes to the State, the official registry fee for recording the division, plus, separately, inheritance tax with SENIAT The lawyer gives you the exact figure before you pay anything, no strings attached.
FAQ
What happens if we did the division but didn't record it?
The split stayed on paper. For the registry, the property still belongs to the whole estate, and no heir can dispose of their share.
Does recording the division make each person the owner?
Yes. Once it's recorded, each heir's share is in their name.
How much does it cost?
The professional fee, from $150, covers the review of the division document, the visado (a lawyer's sign-off, required before filing a document) and recording; the official registry fee is separate.
Do I need the inheritance tax return?
Yes, before recording; we handle it for you separately.
Do all the heirs have to sign?
If we're recording an agreement, yes, in person or through an attorney-in-fact. If it's a court ruling, we file the ruling at the registry.
About this procedure
Many families manage the hardest part, agreeing on how to divide the inherited property, or they already have the court's decision, but they stop halfway because they never record that division. And until the division is recorded at the Registro Inmobiliario (Real Estate Registry), the split isn't final: the registry still shows the property in the name of the deceased or of the heirs as a group, no one can sell the share allocated to them, and anyone can back out or start a new dispute. This service is exactly that missing closing step: we take the division agreement or the court ruling, check that everything is in order, including the inheritance tax return filed with SENIAT (Venezuela's tax and customs authority), and record it at the registry so the split is sealed and each heir officially appears as the owner of their share. From then on, each person can do whatever they want with their share. It's the step that turns an agreement on paper into real, indisputable ownership.
Legal framework and important notes
Ley de Registros y Notarías (Registries and Notaries Law) · Código Civil (Civil Code) · Código de Procedimiento Civil (Code of Civil Procedure)
- Recording enters the division (amicable or by court ruling) in the registry so it's final and enforceable against third parties; without it, the property stays in the name of the deceased or of the heirs as a group
- It requires the inheritance tax return filed with SENIAT
We guarantee our service, not what the agency decides. If something depends on them, we tell you clearly and in time.
