How is your investment calculated?

Your investment has two very different parts. What you pay us, professional fees, from $150, for handling and drafting the whole process from start to finish

What is paid to the government (SAREN, Venezuela's registries and notaries service), the registration fee, set by law at 2% of the property's value, plus 1 per thousand (0.1%) and the registry forms. That amount doesn't stay with our firm; it goes to the registry and depends directly on your property's value The lawyer gives you the exact figure before you pay anything, no strings attached.

FAQ

What happens if I buy with a private document or without recording it?

You're not the owner: as far as third parties are concerned, the property still belongs to the seller, who can sell it again or mortgage it. Only recording makes you the owner.

What do I need to sell or buy the property?

The title deed, compliance certificates and the property record ID (cédula catastral); we gather everything and record it.

How much does it cost?

The professional fee, from $150, covers drafting, the visado (a lawyer's sign-off, required before filing a document) and recording; the official registry fee is separate: by law, 2% of the property's value, and we give you the exact calculation.

Is it safe to buy without checking?

No: we always recommend a prior registry review.

Do both buyer and seller have to be there?

Yes, both sign before the registrar, in person or through an attorney-in-fact.

About this procedure

Buying or selling a property is probably the biggest transaction of your life, and a mistake here costs you dearly. The sale isn't real until the deed is recorded at the Registro Inmobiliario; before that, all you have are promises. And to get to the recording, you need a flawless file: municipal compliance certificates up to date, the property record card or ID (ficha or cédula catastral), the compliance certificate from SENIAT (Venezuela's tax and customs authority) with Form 33 if it isn't a main residence, the release of any prior mortgage, and a well-drafted sale document that protects you. One missing paper or a hidden lien, and the sale falls through or, worse, you buy yourself a legal mess. We take care of everything: we check that the property has a clear title, gather all the compliance certificates, draft the sale document that protects your interests, and record it at the registry so the property is legally in the buyer's name. We look after your biggest asset from start to finish, so signing day is a joy and not a headache.
